Managing vacation rentals since
2010

Easy three-step process

  1. Step 1

    Talk through your Memphis setup

Tell us what makes hosting difficult for you today, whether that is keeping listing details current, coordinating an arrival or following up on a repair. Bring the address and explain what you would like to keep doing yourself. The first conversation should make your priorities understandable before you choose a management option.

  2. Step 2

Connect the listing to the work

We review comparable rentals by hand for your estimate and discuss how your own rooms and amenities should be presented. Use that conversation to identify the information still needed: entrance instructions, sleeping arrangements, existing bookings and contacts for property care. Ask how the proposed responsibilities fit together before agreeing to begin.

  3. Step 3

    Agree how hosting will run

A management arrangement should explain who handles the listing, who follows the reservation calendar and how a property request reaches the appropriate provider. Discuss those handoffs for your Memphis rental, including the people you already trust with the house. Keep the agreed scope close to the everyday questions the home creates.

What we do

A clear, hands-on way to manage a short-term rental in Memphis, with the details handled by one team.

Begin with the address and the practical choices behind your rental. Which entrance will guests use? What does each bedroom offer? Who already knows the property well enough to prepare it? A useful management conversation brings those answers together, alongside the Memphis or Shelby County requirements that apply at the address.

  1. Aerial view of single-family houses next to woods

    Make the space understandable

An exterior photo can introduce the house; the rest of an Airbnb listing should explain the stay inside it. We discuss a presentation that shows the bedrooms, gathering spaces and kitchen clearly, with descriptions grounded in the accommodation you intend to offer.

  2. Downtown Memphis high-rises beside a rust-colored steel truss bridge under blue sky

    Prepare around each reservation

Bring the booking dates into the same conversation as cleaning and maintenance. A reservation may look complete on a screen while someone still needs access instructions or an answer about a household item. Discuss how those details will reach the people preparing your Memphis property.

  3. Round neon "Memphis Music" sign on Beale Street

    Give guests useful guidance

Start with the questions a visitor would ask at the door: which entrance, how to get inside and where the household instructions are kept. We help organize the information you provide so guest communication can draw on the actual setup rather than assumptions about the house.

Listing and marketing

When preparing a listing, consider what each photo explains about the space and what still needs words. A picture may show where furniture sits without explaining how rooms connect or which spaces guests can use. Describe the layout a guest will encounter, including the route between rooms and any access limits, instead of relying on an attractive exterior to tell the whole story.

For your Airbnb, bring current photographs and an accurate room description. Identify which spaces are private, which are shared within the guest accommodation and which are unavailable. If the furniture is changing, explain the planned arrangement separately from the present one. We can discuss how the presentation should follow the finished setup, so booking questions start from information you recognize.

Reservations

A Memphis reservation needs more than an available date. Consider what the guest must understand about the sleeping arrangements, the route into the house and the spaces included in the booking. Put those details alongside the calendar when discussing management. The person answering a booking question should have the same property description the guest read.

Tell us about reservations already accepted and dates you want to hold for your own use. Ask who will maintain each calendar and what information follows a change. If you use several booking channels, bring that list too. Working through the existing setup lets the conversation focus on real handoffs instead of assuming that every reservation arrives in the same way.

Guest support

The porch and front door are part of an arrival, yet a photograph cannot explain how access works. Provide the instructions you want guests to receive and identify anything that could cause confusion. For a Memphis house, a useful arrival note should follow the actual entrance and household setup, with a clear way to raise a question about the stay.

Share the household guidance you already have, including appliance instructions and any restrictions on rooms or equipment. When discussing support, ask how an issue would be described to a maintenance provider and how a request needing your decision would reach you. Specific information about the home gives that conversation somewhere practical to start.

Cleaning and maintenance

Plan cleaning and checking tasks room by room, considering how each space will be prepared before a guest arrives. Think through your own property: what needs cleaning, what needs checking and which supplies belong where? Bring the contacts for the people who already know the house, along with any instructions they rely on.

Discuss how a cleaner would learn about a changed departure and how a maintenance concern would be recorded before another arrival. If you want to retain your current providers, make their role explicit in the proposed arrangement. Ask which tasks the management option includes and which decisions stay with you, so a familiar household routine can be understood by everyone involved.

Permits and taxes

Memphis and unincorporated Shelby County publish different short-term rental application processes. Start your preparation with the parcel's jurisdiction, then gather any license, permit and tax records already associated with the address. The official sources on our rules page are a place to begin checking what applies; an existing rental should also confirm whether it qualifies for a published exemption.

Keep booking-channel records alongside those operating documents. Tennessee Revenue distinguishes taxes collected by a marketplace from the owner's responsibilities for direct reservations and business licensing. Ask the relevant office to confirm the accounts and filings needed for your setup. We can discuss the records to bring into management planning while those property-specific questions are resolved.

Free income estimate for your Memphis home

Tell us where your Memphis property is and how many bedrooms it has. Add your name and email so the estimate request has a contact, then use the notes for details the address cannot explain: the furnished layout, guest access and anything you are still changing. We check comparable rentals by hand and arrange a conversation about the results.

If photographs show an earlier setup, say what guests would find today. If you already host, describe the calendar and the help you currently use. Those details make it easier to ask useful questions about the proposed listing and management work before you decide whether the arrangement suits your property.

At BnBGenius he works on the automation itself — the guest messaging, the task dispatch that fires on checkout, and the voice agent that answers the phone when a guest calls and nobody is free to pick up. He built it to give a host with one to five listings the tools a manager with hundreds of properties already has.

Memphis Airbnb property management questions

How are the Memphis management options priced?

Partner is 10%. Owner keeps their own cleaning and maintenance team.

Full Service is from 20%.

There is a one-time $500 onboarding charge.

Does a Memphis address use the city or county rental permit?

Locate the property on the jurisdiction map before working on an application. Memphis requires a city short-term rental license to operate and advertise, and its ordinance defines the dwelling as having no more than three sleeping rooms. Ask the City to confirm eligibility for a larger property. The City also describes an exemption for certain existing rentals. The county ordinance applies its permit requirement to unincorporated Shelby County and defines its STR dwelling as having no more than four sleeping rooms. Confirm the actual jurisdiction and zoning for the parcel. Our rules page links the official guidance for both authorities.

What remains my responsibility when a booking platform collects tax?

Tennessee Revenue says hosts should keep records showing that the marketplace reported and paid sales tax for their bookings. For a reservation taken directly, the host must collect and remit the applicable sales tax. The Department also distinguishes marketplace occupancy-tax collection from occupancy taxes on rentals handled directly by the owner. Business licensing remains the property owner's responsibility. Bring the booking channels you use and any existing registrations to the discussion, then confirm the required accounts with the relevant state, city and county offices.

What property details help you assess my Memphis Airbnb?

Send the address and bedroom count through the estimate form, with your name and email. In the notes, describe how the sleeping spaces connect to the living room, kitchen and entrance. Explain any rooms guests cannot use and any work still planned. Photos of a furnished room tell a different story from an empty floor plan; let us know which setup a future guest would actually book. We can use that information when checking comparable rentals manually and discussing an estimate with you.

How should I bring my own stays into the management discussion?

Mark the Memphis dates you would like to reserve for yourself and explain whether they are tentative or already arranged. Include any existing guest bookings that may overlap. Use the call to ask how personal stays would be recorded, who would update the calendar and how preparation after your visit would work. Have the agreed process confirmed before arranging travel. The purpose is to make your intended use of the property visible when the management responsibilities are discussed.

What should be ready before changing management for my Memphis rental?

Gather the current agreement, future reservations, access instructions and the contacts for people who care for the property. Check who controls the listing accounts, photographs and calendar information. Then ask us to work through the proposed handoff with you, including the tasks that need an owner decision. Read your existing notice requirements before choosing a start date. A discussion of the records and responsibilities gives you a clearer basis for deciding how a change would affect bookings already accepted.
